No automation on this account yet
Automations are built one at a time for each client, and linked to the email on their account. We couldn't find one for:
Tell us what you do by hand every day and we'll show you what can run on its own. If we already built one for you under a different email, say so in the request and we'll move it over.
Verify your email first
Your automation holds your customers' names and phone numbers, so it only opens once the email on your account is confirmed.

This is on our side, not yours. Try again in a few minutes — if it keeps happening, send us a ticket.

Your Telegram assistant answers buyers, sellers, tenants and landlords, collects what’s missing, and files every lead here.
Where customers reach you
The same assistant answers on every channel below, and every lead lands in this one panel.
You create your bots yourself and paste their tokens here. We check each token before saving, never show it in full again, and the bot switches on within a minute. Changing the bot later doesn't touch your leads or files.
Connect your WhatsApp
Before connecting, read these rules carefully. Connecting means you accept them.
Choose how to link. On your phone: WhatsApp → Settings → Linked devices → Link a device.
Linking with a code is easier if you're on the same phone: in "Link a device", tap "Link with phone number instead" and type the code.
Scan this from WhatsApp → Linked devices → Link a device. The code refreshes by itself every few seconds.
In WhatsApp → Linked devices → Link a device → "Link with phone number instead", enter this code.
Preparing the link…
The assistant now answers messages on this number that are about property (or say “start”); your other chats are left alone. To stop, disconnect here or remove "ParPhonix" from Linked devices on your phone.
Groups on this number
Nothing is posted to these groups unless you add them. Added groups show up in your publishing list.
What happens when someone messages you
Four steps, all automatic. You only step in at the end.
They write in
A customer opens your Telegram bot and describes what they want, in their own words.
Which of the four?
Buying, selling, renting, or letting — the assistant works it out before asking anything, so every question fits.
Only the gaps
Whatever they already mentioned is kept. It asks one short question at a time for the rest.
You hear about it
Phone number and up to four photos in hand, the lead lands here — and you get a Telegram message the same moment.
Get new leads on Telegram
Link your own Telegram account to the bot once, and every finished lead is sent to you straight away — details, phone and photos.
/operator CODE
One-time setup: links your Telegram account as a staff member. Ask us for the code.
/notify_off
Pause the alerts (for example, on a day off).
/notify_on
Turn them back on.
Turning a property into a ready-to-post listing
Send the assistant a property in plain text and it comes back formatted, twice.
/file
Then paste the property details however you normally write them.
You get back a full version with your phone number and address for Telegram, WhatsApp and Bale — plus a stripped-down version for Divar, without contact details, so the listing isn't taken down. It recognises all five property types and lays each one out differently.
Prefer typing on a computer? Add the file from the Property Files tab — it gets the same formatting.
Leads
Everyone who talked to your bot, and what they're looking for.
No leads yet. As soon as someone messages your bot, they'll show up here.
Property Files
Everything you've listed — from Telegram or typed in here — and who's looking for it.
New property file
Fill in what you know — only the area is required. The ready-to-post text is built for you within a minute.
No files here yet. Send one to the bot with /file, or add it with the button above.
Scheduled Posts
Write a message once, pick your channels and a time, and it goes out on its own.
No channels connected yet
To post into a channel or group, add your bot to it as an administrator. It appears here within seconds — you never need to copy any IDs.
- Open your channel or group in Telegram.
- Go to Administrators and add your bot.
- Give it permission to post messages.
- Come back and refresh — it will be listed below.
Add a channel by its ID
Telegram channels and groups, and Bale groups, show up here by themselves once your bot is added. Bale channels need one extra step: make your bot an admin of the channel, then enter the channel's ID (or its ble.ir link) here.
Daily dollar rate
Every day at the time you pick, the free-market dollar price goes out to the channels you choose — with your agency's name and number underneath.
New scheduled post
Pick where it goes, when it goes, and what it says.
Queue & history
Everything waiting to go out, and everything already sent.
Nothing scheduled yet.
How to use your assistant
Everything in one place — tap a topic to open it.
Get started in four steps
- Create your bot: in Telegram open @BotFather →
/newbot, choose a name and a username ending in “bot”, and copy the token it gives you. - Here in Overview → Where customers reach you, tap “Set bot token”, paste it and save. Within a minute the status turns to Connected.
- Ask us for an operator code, then send
/operator CODEto your bot from your own account. From then on every new lead reaches you instantly. - Share your bot's link (
t.me/your_bot) on your channel, Instagram, Divar listings and business card.
What your customers see
- They open the bot, tap Start and write what they want in their own words — for example “a 2-bedroom flat in Vanak up to 5 billion”.
- They can tap one of the menu buttons (buy, sell, rent, let out) or simply write. The assistant keeps what they already said and asks one short question at a time; a short reply like “Vanak” or “2 billion” counts as the answer, and no question is asked more than twice.
- At the end it asks for their phone number (one tap). Sellers and landlords can also send up to four photos, then tap “Done”.
/startstarts over and/cancelstops whatever is in progress.- In groups the bot stays quiet: it only answers when someone mentions it, replies to it or sends a command — and then invites them to a private chat. On WhatsApp it only steps in when a message is about property (or says “start”), so your personal chats are left alone.
- Renting or letting out: it first asks “full mortgage or mortgage and rent?” with two buttons. With full mortgage there is no monthly-rent question. Everyday words like “pool-e pish”, “full rahn” or “kerayeh” are understood.
Your commands (staff)
/operator CODE— link your Telegram or Bale account as staff (once)./file— send a property in plain text; you get a formatted listing back, plus a Divar version./notify_offand/notify_on— pause or resume new-lead alerts./cancel— leave any step you are in./panel— opens this panel inside Telegram or Bale. Sign in with your ParPhonix email and password. Staff linked with/operatoralso get a “Panel” button next to the message box in Telegram.
Your panel inside Telegram and Bale
- It is this same panel — leads, files, publishing and settings — opened inside the messenger, so you don’t have to go to the website.
- To open it, send
/panelto your bot in a private chat and tap “Sign in to panel”. In Telegram, staff linked with/operatoralso have a “Panel” button next to the message box. - Sign in with the email and password of the ParPhonix account your automation is on — the same one you use on the website. Forgot it? Tap “Forgot your password?” and a reset code is emailed to you.
- You stay signed in for 7 days, so next time it opens straight to your panel. To sign out, use “Log Out” in the dashboard.
- The button is safe even if a customer sees it: without your email and password nobody gets in, and repeated wrong passwords lock the account for a while.
- It works in the Telegram and Bale apps on phone and computer. In Telegram’s browser version (web.telegram.org) the sign-in may not stay — use the app or the website there. If Bale sends a plain link instead, it opens the same panel in the browser.
Leads
- New leads are highlighted and counted on the Leads tab; they count as seen once you open their page.
- Filter by type and status, search by name, phone or any detail, and download to Excel.
- “Matches” shows the files, sellers and landlords that fit a buyer or tenant — best fit first, with what matched and what didn't.
- Rental leads have a “Rent type” field: full mortgage, or mortgage and rent.
Property files
- Add files from the bot with
/file, or here with “Add a File”. Only the area is required. - Within a minute each file gets ready-to-post text and a Divar version without contact details. Copy either with one tap.
- Sold or rented? Tap “Sold / Rented” — the file leaves matching, but nothing is deleted.
Publishing to channels
- Telegram: add your bot to the channel or group as an admin with permission to post. It appears in the list by itself. If Telegram upgrades a group to a supergroup, the bot follows it automatically.
- Bale groups appear by themselves once the bot is added. Bale channels: make the bot an admin with permission to post, then enter the channel ID (or its ble.ir link) under “Add a channel by its ID”. The bot checks it really is an admin first.
- Write the message, pick channels and a time — it goes out on its own. Pending posts can be cancelled from the queue. On a property file, “Schedule a Post” fills in the ready text for you.
- WhatsApp groups are opt-in: under the WhatsApp card, “Groups on this number” lists every group the number is in — tap “Add to publishing” only on the ones you want (in “admins only” groups the number must be an admin). If a post fails somewhere, the queue says why — fix it and tap “Resend to failed”.
Daily dollar rate
- If it is switched on for you, pick a time and channels on the Scheduled Posts tab. Every day the free-market dollar price is posted with your name and number. “Send now” uses the channels ticked in the form — no need to save first — and within half a minute the card shows when it went out and to how many channels, or why it didn’t.
- The price comes from Tehran free-market feeds and refreshes every few minutes. If it looks wrong or stale, nothing is posted that day.
Bale and WhatsApp
- Bale works just like Telegram: create a bot with @BotFather inside Bale and set its token under Overview. The Bale row appears once we switch Bale on for you.
- WhatsApp (unofficial link): accept the rules first, then link your number with a QR code or a pairing code. The assistant only steps in when a message is about property or someone writes “start” — your other chats are left alone; if someone mentions the number in a group, it invites them to a private chat. Use a separate number — WhatsApp may restrict numbers used this way.
When something isn't working
- The bot doesn't answer: check its status under Overview. If it says “check the token”, make a fresh token in @BotFather and set it again.
- No alerts for new leads: make sure you linked yourself with
/operator, then send/notify_onto the bot. - A post didn’t go out: the queue shows the reason for each channel (bot isn’t an admin, bot was removed, WhatsApp isn’t connected…). Fix it and tap “Resend to failed”. A channel the bot can’t post to stays in the list marked “make it admin”.
- The bot is quiet in a group: that’s on purpose. Mention it (@your_bot), reply to one of its messages or send a command — it then invites the person to a private chat.
- Still stuck? Send us a ticket from the Support tab — we answer in your panel.

Ask for a change
A new question for the bot to ask, a different listing layout, another channel — send it as a ticket and you'll get the answer in your panel.
How matching works
Every buyer and tenant is compared with every active file and every seller or landlord. No AI service is involved — it's a fixed set of rules running on our own server, so the same inputs always give the same result.
- Area counts most, then budget, then property type, size and bedrooms.
- Something more than a quarter over budget, in a different area, or of the wrong kind is left out entirely.
- For rentals, deposit and monthly rent are weighed together, so a bigger deposit can make up for a lower rent.
- Anything the customer didn't say counts as half — it never rules a match out.
